Design Scope and Overall Design
The project is a mixed-use high-rise building located in Toronto. It is a part of the larger development that will be built in the newly gentrified part of eastern Toronto, directly connected to downtown. The building is a 20-floor tower type design where the fist 6 floors are meant for retail. Arquitectonica has been designated as the facade / exterior designer while the AOR, IBI, is responsible for planning, managing and future construction documentation. The project has just entered the design documentation phase.
Enlarged Elevation
The elevation is divided into large, double-floor openings framed with bricks. The choice of materials and its simple geometrical arrangements echoes the site’s industrial past and surrounding’s early 20th century character, while still preserving the modern qualities of design. The building’s massing, retaining a geometrical simplicity, is dictated by the local zoning requirements with an intention to avoid shadowing a neighboring park.
Wall Detail
The façade system is made of bricks framed into a single unit, with colors matching the surrounding historical buildings. The units are mounted on the precast concrete slabs with metal posts. The wall details have gone under various design and testing processes in order to achieve code and aesthetic requirements.
Plans
Development of the plans and section are not in the scope, however, the AOR is closely working with the team to achieve desired results for both parties.
